Design Parameters-Code Compliance

  1. Foundation Plan showing dimensions, Dead Load, Live Load, and Snow Loads on each pile.
  2. Floor Joist Framing Plans identify all framing components, plumbing penetrations, waste lines, and water supply lines. Joist identification matches the identifications on the Material Lists.
  3. Floor Plans showing the locations of all studs. Wall designations match the designations on the material lists.
  4. Roof Framing Plan identifying all framing member components. Roof rafter identifications match the designations on the material list.
  5. Sections through the home showing methods and materials of construction.
  6. Wall Framing Elevations showing stud members to give a visual representation of certain exterior walls.
  7. Exterior Elevations showing all 4 sides of the home specifying materials. 
  8. Electric Plans showing locations of receptacles, switches, smoke/carbon detectors, breaker panel box, and fans.
  9. Cabinetry Plans identifying cabinet components.
  10. Requests for Proposals (RFPs) and Purchase Orders (POs) broken down into the order components are needed and in a format to generate estimates for ordering materials. Download Sample RFP Here – Download List of RFPs/POS Here
  11. Scopes of Work identifying the responsibilities of all trades needed to build our Pocket-Sized Home. Along with the RFPs, the Scopes of Work will help in obtaining estimates. If you plan on building the home yourself, the Scopes of work will help you understand the process of building.
  12. Scheduling of Tasks showing the flow of construction. This has been developed over the 40 years of our design and building experience.

Foundation: Pocket-Sized Homes are designed for both concrete pile foundations and slab foundations. I prefer pile foundations for several reasons. First, they are cost-effective. Slab or crawl space foundations add significant costs to home construction and most times need to be contracted out. Pile designs can be constructed with a 2-person crew having moderate construction experience. Second, a slab or crawl space requires extensive excavation to level the home site, trench for slab construction, or excavate for crawl space construction. Third, after the slab or crawl space is installed, the site requires backfilling and proper grading for drainage. My pile designs only require holes to be augured. No site leveling, no backfilling, no alteration of site drainage. The holes can be augured with a small skid steer with an augur attachment. If you are in a flood zone, the home can be built above the Base Flood Elevation. As with any type of foundation installation, soil conditions will vary from location to location. An engineer should be consulted to ensure footing size and depth are suitable for the specific site conditions. A 12″ diameter concrete pile set below the frost line is generally suitable for most soil conditions. 

Code Compliance: Our one-bedroom homes meet the International Residential Code (IRC) guidelines for building a tiny home. This means our stairs, ceiling heights, room minimum and maximum square footages, and egress requirements all meet this code. 

Code Compliance: Our two and three-bedroom homes meet the requirements of the IRC. As the IRC is modified from time to time and localities do not always adapt all sections of the code, it is important to consult with your local building department. 

Roof Snow Loads: Our Pocket Sized Homes are designed for 100-pound snow loads so they can be built in the vast majority of regions in the United States. Check your site-specific snow loads prior to ordering. 

Insulation: Likewise our Pocket-Sized Homes are designed to permit various types of window glazing and levels of insulation to meet the required energy efficiencies of the U.S. Climate Zones designated in the IECC (International Energy Conservation Code). All exterior walls are designed with 2″x 6″ studs to accommodate various R-value insulation. 

Kitchen Design: The average American spends one hour a day in the kitchen so we design our kitchens with standard-sized appliances with sufficient room for two people to work comfortably.
